Heletz Group's value-add practice is where the firm began — and where its core instincts were sharpened. In the years following the 2008 financial crisis, we systematically acquired one-to-four family buildings across Brooklyn neighborhoods that were undervalued, underleveraged, and overlooked. We renovated them, extended them — vertically, horizontally, or both — and converted single-family homes into multi-family dwellings, manufacturing density at the building level before we ever did it at scale.
What made the strategy disciplined rather than opportunistic was the system behind it. We built a proprietary lead-generation algorithm — a data-driven process for identifying acquisition targets before they hit the market, combining public records, property data, and neighborhood-level signals into a pipeline that others couldn't replicate. That system is still active today.
